The local picture
A separate town, inside Milton Keynes
Worth getting straight, because Woburn Sands sits in two counties and grew long before the new city did.
Woburn Sands runs its own affairs to a degree most of Milton Keynes does not. The parish council declared the settlement a town in 1972 and became Woburn Sands Town Council, and the town became part of the Borough of Milton Keynes when that was created in 1974. Milton Keynes is now a unitary authority, and the town council remains one of its town and parish councils. The town lies about five miles south east of Central Milton Keynes and roughly two miles from the M1, in the MK17 postcode district.
One quirk is worth knowing before you ask anyone to quote. The county boundary between Buckinghamshire and Bedfordshire runs through the settlement itself, so part of what people describe as Woburn Sands actually falls in the parishes of Aspley Guise and Aspley Heath in Bedfordshire. Much of the central part of the town is a designated conservation area, first designated on 17 June 2003 and re-designated after review on 23 March 2010. A full postcode on the form saves everyone guessing which of those applies to you.
The older houses
What the railway left behind, and what it tends to mean
Hedged on purpose. Age is a clue to how a house was heated, not a description of your particular one.
The town expanded after the Bedford to Bletchley railway arrived in 1846, sponsored by the Duke of Bedford, whose land most of the line crossed. The Duke had wanted a station at Woburn, but the woods and the undulating ground meant the nearest workable spot was Woburn Sands. Bricks and fuller's earth could suddenly reach the rest of the country, and the settlement grew with the trade. The conservation area takes in many buildings of the Victorian and late Edwardian era, among them the Institute, built as a reading room in 1874 and now the town library.
Homes of that age often share the same short list of awkward points. Solid walls rather than cavities. Chimney breasts later pressed into service for a flue. Few sensible places to put a boiler beyond the kitchen. A gas supply pipe specified for whatever appliances the house held at the time, which a modern combi can outgrow. None of that makes a job hard by itself, but it is why a written quote should carry flue work and pipe work as their own lines rather than leaving them to be discovered on the day.

Estate homes, bathrooms and the hot water question
The younger half of the housing stock here throws up the opposite problem.
Woburn Sands has kept building. Construction of the Parklands development, on a former industrial site, began in October 2006 and ran in phases after that. Anything put up in the past couple of decades tends to arrive with either a combi or a system boiler and unvented cylinder already fitted, and with the flue, the pipework and the gas supply specified for a modern appliance when it was built. Hot water demand settles the rest. Worth settling first if your property sits outside the built-up part of the town.
Not every property near the edge of Milton Keynes is on mains gas.
