The visit
What an annual service actually involves
A proper service is not a glance at the boiler and a sticker. The casing comes off.
The engineer starts outside the appliance: that the boiler and its pipework are installed and sited correctly, that the flue terminal is clear and undamaged, and that the ventilation around it is right. Then they run the boiler to see how it behaves before anything is taken apart.
With the casing off, the checks move inside. Gas pressure and gas rate. Combustion, read with a flue gas analyser, which is the measurement that tells them the appliance is burning cleanly. The condition of the electrical connections, the seals, the electrodes and the fan. The safety devices. The condensate trap and its pipe, checked for blockage. The state of the water and gas pipework, and the level of inhibitor protecting the system.
Anything worn gets cleaned or flagged. You should be left with a written service report covering what was checked and anything that needs doing. A straightforward service on a boiler with no problems does not take long, so do not judge it by the clock. Judge it by whether the casing came off and whether you were handed a report.
The warranty
Why the service is what keeps your guarantee alive
Long manufacturer warranties come with conditions, and the annual service is the main one.
Manufacturer-backed warranties of up to 10 to 12 years are available on selected boilers, and that length is worth having. What people miss is that it is conditional. Manufacturers generally require an annual service by a Gas Safe registered engineer, recorded properly, and failing to have it done can invalidate the guarantee.
The record lives in the Benchmark checklist at the back of the boiler documents. The engineer who commissioned the boiler filled in the first page on installation day, and every annual service is signed into the service record behind it. When you make a claim, that book is what gets asked for. An unfilled one is a difficult conversation you do not want to have with a failed heat exchanger in front of you.
So book the first service on the anniversary of the installation, not when something goes wrong. If your boiler has just been fitted, the date is on the paperwork the installer left. There is more on that paperwork on our boiler replacement page.
Landlords
What the law asks of you if you let a property
This one is not advice, it is duty. It applies whether you let one flat in Central MK or a row of houses.
Under the Gas Safety (Installation and Use) Regulations 1998, a landlord must have every gas appliance and flue they provide checked for safety at least every twelve months, and the check must be carried out by a Gas Safe registered engineer. That produces the Gas Safety Record, the document most people still call a CP12.
The record has to name and locate each appliance or flue checked, carry the engineer's name, registration number and signature, show the date of the check and the property address, give the landlord or agent's name and address, and set out any safety defect found and what was done about it.
You then have to get it to your tenants. Existing tenants must receive a copy within 28 days of the check. Anyone moving in must be given a copy before they move in. Keep records for at least two years. If you are using the rules that allow a check to be done early, keep each record until two further checks have been carried out.
Say you are a landlord when you send your request so the engineer brings the right paperwork and allows time for every appliance in the property, not only the boiler.
Timing
The best time of year to book it
Late summer and early autumn. Everybody else rings in December.
From roughly August to October the heating has been off for months, engineers' diaries are open, and if the service turns up a fault there is time to sort it before you need the boiler. That is the whole argument. A boiler that has sat idle since March is exactly the one that will refuse to light on the first cold morning.
Leave it until the first frost and you are queueing behind every breakdown in Milton Keynes. Engineers prioritise no heat and no hot water over routine servicing, quite rightly, so a service booked in December can sit a long way down the list.
The one date that overrides all of this is the anniversary of your installation, because that is what the warranty is measured against. If your boiler went in during February, service it in February. Set a reminder rather than trusting yourself to remember twelve months later.

Is a homeowner legally required to service a boiler every year?
If you own and live in the house, no law forces you to. The Health and Safety Executive still advises that gas appliances are checked and serviced at least once every twelve months by a Gas Safe registered engineer, and your boiler manufacturer almost certainly makes it a condition of the warranty. Landlords are a different matter and do have a legal duty.
What is the difference between a service and a gas safety check?
A gas safety check confirms an appliance is safe to use and is what produces a landlord Gas Safety Record. A service goes further: the engineer opens the boiler up, inspects and cleans components and checks combustion, so the appliance keeps working properly as well as safely. Many engineers carry out both on the same visit, but they are not automatically the same piece of work. Ask which one you are getting.
My boiler is brand new. Does it need a service in its first year?
Yes, and this is where warranties get lost. Manufacturer guarantees are normally conditional on an annual service starting from the first anniversary of the installation, logged in the Benchmark checklist. A boiler that has never faulted still needs the visit, because the warranty depends on the record rather than on how well the boiler has behaved.
What does the engineer actually leave me with?
A service report covering what was checked and anything that needs attention, and an entry in the Benchmark service record in the back of your boiler paperwork. Keep both with the original installation certificate. If you are a landlord you also get the Gas Safety Record, which has its own rules about copies and retention.
Can one visit cover the boiler, the cylinder and the gas hob?
Usually yes, if you say so when booking. An unvented hot water cylinder has safety devices that need checking annually too, and a landlord Gas Safety Record has to cover every gas appliance and flue in the property, not just the boiler. Listing everything up front means the engineer allows the right amount of time.
